Neighbourhood info and homes for sale in Rutland, Kelowna
One of the oldest settlements in the area, Rutland was an unincorporated town until it was merged with the nearby city of Kelowna in 1973. Originally farmland for wheat and cattle the area soon became lush with orchards. Present day you will find a mix of affordable family homes, townhomes, condos, and apartments mostly built between the 1970s and early 2000s as well as an Uptown Business district and many shopping centers and services. There are still a number of farms, orchards, acreages, and hobby farms in the northern and eastern parts of Rutland. This neighbourhood is great for first time home buyers and those looking to get into the real estate market. Being close to the University of British Columbia Okanagan campus it is also a great choice for students attending the university.
Features of homes in Rutland include bungalows with larger flat lots in established neighbourhoods with plenty of parks and being close to all amenities. 5 minutes to Orchard Park Mall, 10 minutes to the airport, 10 minutse to UBC, and Big White Ski Resort is about 30 minutes down Highway 33. Residents of Rutland enjoy being centralized around everything while not having to worry about city traffic.
Being the largest neighbourhood in Kelowna, Rutland is divided by Highway 33 into North Rutland and South Rutland. Along Highway 33 you will find many services and places to shop.
Rutland North
Home to Ben Lee Park, Rutland Centennial Park, Rutland Sports Fields, Rutland Senior Secondary School, YMCA, and many other parks, schools, and shopping centres. This area spans from north of Highway 33 to Old Vernon Road and stretches east as far as Tower Ranch Golf & Country Club. There are many commercial properties to the north-east along Highway 97 and most of the shopping can be found along Highway 33 with a mix of single family and multi-family homes in the middle. There are many acreages, vinyeards, and farmland in the eastern region of this neighbourhood.
Rutland South
South of Highway 33 are more residential properties and schools. Towards the southern tip of Rutland South is Mission Creek Greenway. This walking and biking trail is a favorite for all residents of Kelowna. Continuing down the Greenway near the end of Hollywood Road South you'll find the entrance to Scenic Canyon Regional Park. There is no shortage of nature trails in this area. Rutland south is bordered by Springfield Road which brings you directly to Orchard Park Mall.
